Good maintenance depends on efficient operation of the facilities, as well as carefully budgeted actions to manage the life cycle of the facility.
Conventional approaches such as ‘repair damages as they occur’ are no longer valid. It is no longer acceptable to wait until damage occurs before making repairs – as this approach is too expensive in lost production and generates quality problems. Therefore, businesses must act to prevent problems with an adequate maintenance program.
The maintenance of a structure evolves through four phases:
1st phase: Total corrective maintenance. Breakdowns are repaired as they occur.
2nd phase: Actions are taken to prevent breakdowns. Maintenance cycles are established.
3rd phase: Preventive maintenance begins. Monitoring begins for future replacement or reconditioning of elements.
4th phase: Continuous improvement systems are introduced for preventive maintenance. Groups are established to monitor these actions.
